Ανείσπρακτα ενοίκια: Όσα πρέπει να ξέρουν οι ιδιοκτήτες ακινήτων (video)

Στις εφορίες άρχισαν να σπεύδουν όσοι έχουν ανείσπρακτα ενοίκια. Τι πρέπει να κάνουν ιδιοκτήτες ακινήτων για να μην πληρώσουν επιπλέον φόρο, ενόψει της υποβολής των φορολογικών δηλώσεων.

Ο αυξημένος φόρος για τα ενοίκια ωθεί περισσότερους φορολογούμενους που εκμισθώνουν ακίνητα να δηλώσουν τα ποσά που δεν εισέπραξαν το 2016. Πριν από την δήλωση, όμως πρέπει να περάσουν από την Εφορία για να καταθέσουν αντίγραφα

  • διαταγής πληρωμής ή
  • απόδοσης μίσθιου ή
  • δικαστική απόφαση αποβολής ή
  • επιδίκασης μισθωμάτων ή
  • αγωγή αποβολήςγια ανείσπρακτα ενοίκια
  • από μισθώσεις σε επιχειρήσεις
  • που πτώχευσαν

Αρκεί η κατάθεση στην Εφορία του πίνακα αναγγελίας χρεών. Τα ανείσπρακτα ενοίκια δηλώνονται στο Ε2 στον κωδικό που αναγράφει :
αναλυτική κατάσταση για τα μισθώματα ακίνητης περιουσίας και μεταφέρονται και στο Ε1. Όταν εισπραχθούν δηλώνονται στην Εφορία και φορολογούνται με τους συντελεστές του έτους που δηλώνονται

Δεν δηλώνονται και δεν υπάρχει απαλλαγή φόρου για:

  • αποζημιώσεις για χρήση ακινήτου(πχ διοργάνωση
    εκδηλώσεων )
  • παραχωρήσεις ακινήτων για τουριστική εκμετάλλευση
  • μισθώσεις κτημάτων

Τα εισοδήματα από ενοίκια

  • έως 12.000 ευρώ φορολογούνται με15%
  • από 12.000 έως 35.000 ευρώ 35%
  • πάνω 35.000 45%

Ετήσιο μίσθωμα : 3000 ευρώ είχε φόρο πέρυσι 330 ευρώ, ενώ φέτος 450 ευρώ.

Ποσά πάνω από 12.000 ευρώ επιβαρύνονται και με εισφορά αλληλεγγύης.
